Services

Installation, engineering, support and labour.

Four parts of the work. Install and commission the controls, engineer the software and panels, support the system, or supply engineers to your package.

Print this page for a services overview.

Install and commission

Controls installation, testing and commissioning, through to operator training and the O&M manual.

Controls installation

We support the BMS installation on site. Devices are installed and labelled to the drawings issued for the package.

  • Support to the installing team
  • Checks against the drawings for the package
  • Labelling of devices and panels
  • A note of what is installed and what is still outstanding

Point-to-point testing

We test each point from the field device back to the controller. Cable, terminals and I/O are checked, and the result is written down.

  • Point-to-point tests from device to controller
  • Cable, terminal and I/O checks
  • A record of points proved and points still open

HVAC commissioning

We commission the HVAC plant and the controls to the strategy you issue. That includes air handling units, fan coil units, boilers, chillers and plantrooms.

  • AHUs, FCUs, boilers, chillers and plantrooms
  • Sequences, enables and safeties as specified
  • Notes of what was run, witnessed, or held

Operator training and O&M manuals

We train the people who will operate the system, and we prepare the O&M manuals for the controls we have worked on.

  • Operator training on the installed system
  • O&M manuals for the controls
  • Handover documents in the format you use

Engineering

Software, graphics, panels, upgrades and the links that bring plant into the BMS.

Software and strategy writing

We write the control logic, program the controllers and set the strategy out in writing, to the schedules you issue.

  • Control logic to the issued strategy
  • Programming of controllers
  • A record of what was loaded

Graphics engineering

We build the graphics and check them against the plant, using the point names and strategy you issue. We also check existing graphics where that is the task.

  • New graphics for plant and systems
  • Checks that the screen matches the plant
  • Point names and setpoints reviewed against the strategy

Panel design and build

We design and build controls panels for the BMS package.

  • Panel design for the controls
  • Panel build
  • Drawings and a schedule for the panel

Legacy upgrades and migrations

We upgrade and migrate systems already in use. That includes Trend upgrades, moving older Niagara systems to N4, and replacing controllers on existing systems.

  • Trend controls upgrades
  • Older Niagara systems moved to N4
  • Controller replacements and remedials on existing systems

Integration

We integrate plant over BACnet and Modbus. Generators, boilers and meters are brought into the BMS, with Niagara as the integration layer.

  • BACnet and Modbus integration
  • Generators and boilers brought into the BMS
  • Meters brought into the BMS
  • Niagara used as the integration layer

Energy optimisation and metering

We tune time schedules, setpoints and control strategy. We also bring meters into the BMS so the energy use can be seen on the system.

  • Time schedules reviewed and adjusted
  • Setpoints and strategy tuned
  • Water and energy meters brought into the BMS

Support

Remote help, call-out, planned maintenance, health checks, and support after handover.

Remote support

We support live systems remotely, anywhere in the UK or Europe. Remote access is set up with the method the site already uses.

Send the site location, the plant, the fault, and any alarms or screenshots. Reach us by WhatsApp, phone or email.

  • Remote fault-finding
  • Review of alarms and graphics with you
  • Access arranged through the site's own remote method

Emergency call-out

When a controls fault needs an engineer on site, we attend anywhere in the UK or Europe.

WhatsApp, phone or email. Send the site location, the plant, the fault, and any alarms or screenshots.

  • Call-out for a controls fault
  • Fault-finding on the plant and the controllers
  • A short note of what was found and what remains

Software and graphics support after handover

After handover, we change control logic, controller programming and graphics when you ask us to. The work is agreed before it starts.

  • Changes to control logic
  • Controller programming
  • Changes to BMS graphics

Maintenance and service contracts

We carry out planned preventive maintenance visits for BMS and controls.

  • Planned visits to the BMS and controls
  • Checks of the plant on the system
  • A written note of each visit

BMS health checks and audits

A health check or audit is a first step. We look at the BMS and report what we find, before any larger package is agreed.

  • A review of the BMS as it stands
  • A written note of what we find
  • A basis for deciding what to do next

Labour

Subcontract engineers for M&E contractors and controls integrators.

Subcontract engineering

M&E contractors and controls integrators use us when they need engineers on a commercial project. We follow your standards, your programme and your documents.

  • Engineers on site for the agreed scope
  • Point-to-point testing and commissioning
  • Documentation in your format
  • Attendance at witnessing

Platforms we work on

Configuration, graphics and software are carried out on these platforms.

  • Tridium Niagara (including Honeywell WEBs on Niagara)
  • Trend (IQ controllers, IQ View / 963)
  • Distech Controls (ECLYPSE, EC-gfxProgram)
  • Siemens
  • Schneider Electric EcoStruxure (BMS, EMS and Power Monitoring Expert)
  • Honeywell
  • Delta Controls
  • Automated Logic (ALC)
  • EasyIO

Protocols: BACnet, Modbus, plus fieldbus experience (Profibus, DeviceNet).
